How Design-Build Works
- The owner or developer enters into agreement with a qualified Design/Build team, defining needs, expectations, and intricacies of their project.
- The Design/Build team produces a solution, working together with the owner to ensure his requirements and expectations are met.
- The Design Build team works together to create sketches, drawings, and or design narratives with which to produce a cost estimate for the project.
- The construction budget is presented to the owner many times with value engineering, value added, proposed alternate, and proposed modification prices for the owner’s consideration.
- The owner makes a determination of which items to accept and a contract price is established. If at this time, there are still any budget issues, the team goes back to work to find a solution to bring it into budget range.
- At this time the team begins working on final drawings for the project. The team meets several times during this design phase to compare progress drawings and identify conflicts and coordination issues. This further streamlines the process.
- The team has a final design meeting to approve the for construction drawings. Any Architectural and Engineering stamps are attached and the plan is submitted for review and approval by the Authority Having Jurisdiction (AHJ).
- Shop drawing and submittal process begins. This is much earlier in the process than a typical DBB project and in most cases is completed before construction begins.
- Construction begins after approval of the drawings by the AHJ. If there are any issues with the plan review of the design, the team can respond much quicker than in the DBB process to make changes and or corrections.
